An American Home Inspector

Jim Morrison is a second generation home inspector. After University he joined his father at Allan Morrison Home Inspector, Co. Inc. and is now the President. Recently, Jim described part of the home inspector's job. He wrote,

"A home inspector’s job is to diagnose and document major problems in houses. Most of the time, the people who live in these houses are unaware that the problems exist, making our job more difficult".

"It’s analogous to a physician trying to diagnose an illness in a patient who has no complaints. You have to look closely to pick up on the symptoms and exercise judgment based on your experience in order to figure each puzzle out. It’s even harder for the average person to recognize signs of trouble..."

  1. Yes he is like the doctor to the home who looks into the home and makes suitable changes and instructs them for the betterment of the house.particularly he should be unbiased and non judgmental.

  4. Jim Morrison knows how to inspect a home and how to do it right. He has pointed out a lot of things to remember about a house's exterior, and, yes sir, I agree with him that homeowners should be aware of problems lurking in their house, and then know how to remedy them.

Thanks a lot for sharing the article's link, Mike! Here in Minnesota, I know a good home inspection (St. Paul, MN) company which, like Morrison, is committed to providing a lot of useful advices for homeowners,r buyers, and sellers alike.

  5. I sincerely believe that getting a home inspection will ultimately help all the involved parties in the home buying process - buyer, seller, and mortgage company. This is from my personal experience when I was still a first-time home buyer in Canada. I was right in my decision about getting a home inspection and a trusted Calgary mortgage company. These are great investments.

  6. I have often experienced the exsct situation you have described. Home buyers wanting me to state things that are operating, but hte buyer wants me to state they need replacing, like HVAC or hot water systems. It presents a very unusual situation for the home inspector.Home inspectors can help buyers determine if the home they are about to purchase is in good condition or is in need of major repairs. Most purchase contracts include a clause stating that the sale is contingent on the home's inspection, allowing the buyer to back out of the sale if problems arise. There has been a tendency for buyers to put sellers into very awkward positions. If you buy a home or condominium from a builder or developer, you should expect everything to look new and operate at a 100 percent since you're the first occupant. But, if you're buying a 10-year-old home it's not reasonable to expect the same 100 percent or for the seller to be expected to roll back the years.
